A PDF that reads the tract in full: value and forecast, employment and schools, and a written area analysis.
Verus-AI covers roughly 85,000 U.S. census tracts. Each forecast carries a PASS, WATCH, or TRAP verdict from a five-year home-value model built on Census and FCC data. Read the tract you are buying into before you commit capital.

Every forecast is one line with two halves. The solid green segment is the tract’s analyzed history — the median home value the Census actually recorded, year by year. The dashed gold segment is the model’s five-year projection forward.
The large number is the distance between where the solid line ends and where the dashed line ends: the projected five-year change in the tract’s median home value. It is a five-year total, not an annual rate, and it describes the tract — not the exact house at the address.
There is no confidence band. The forecast series does not publish one, so rather than draw a band we cannot support, the honest bounds are the published thresholds and the named sources.
One screen from the forecast, on thresholds we publish rather than hide.
The tract clears the strong-appreciation bar. Worth a closer read on the specific property.
Flat to moderate. The tract is not working against you, but it is not carrying you either.
The model projects the tract median to decline. Price the downside before you commit capital.
Search an address and read the tracts around it, shaded by rank on median home value, household income, per capita income or median gross rent, with the five-year projection on the same map.
U.S. Census (ACS) home value, income, rent, education, and demographic series; FCC data. Every input is a source we can point to.
A machine-learning model trained on more than a decade of tract history projects the median home value five years forward, one census tract at a time.
The projected five-year change is scored against fixed, published bars — PASS at 8%, WATCH at 0%, TRAP below — so the same number always reads the same way.
The tract verdict is the free read. A subscription adds the written report and ongoing coverage of what you own.

Save the properties you own and get a monthly research note on each — value moves, forecast shifts, and what changed at the tract.
One mispriced tract costs more than a year of Verus-AI. Read the tract’s verdict before you commit the capital.
Annual saves about a third versus monthly — 35% on Starter, 32% on Pro and Enterprise.
An assistant message is one question put to the Verus-AI chat. It answers on what the data covers and can search the web; inside a property view it also reads that property’s comps and your calculator inputs.

The projected five-year change in the tract’s median home value — the whole census tract, not one specific house. It is a five-year total, not an annual rate.
It estimates direction and magnitude of tract-level home value from public data, and assigns a PASS, WATCH, or TRAP against published thresholds. It does not appraise an individual property, price its condition or renovations, or guarantee a return. Because the model does not produce a statistical confidence interval, we publish the thresholds and the data sources instead of showing a fabricated band.
U.S. Census (ACS) demographic and economic series and FCC data — all named on every forecast.
Analyzed history runs through the latest published ACS year and the model projects five years forward. Tracts that the Census redrew in 2020 without enough new history are marked as not yet in the five-year model rather than shown with a guessed number.
